  • Rent can’t increase above Ontario Rent Increase Guideline without LTB approval

  1. For 2025, the legal increase is 2.5%
  2. Exemption: new buildings occupied after November 15, 2018

  • Reason: Rent not paid on time
  • Notice Period: 14 days

  1. Paying within 14 days cancels eviction
  2. If unpaid, landlord can apply to evict + claim arrears.

  • Issued by: Landlord
  • Reason: Disturbing others, damaging property, or overcrowding unit
  • Notice Period: 20 days (tenant can “void” if corrected within 7)
  • What to Know:

  1. You have 7 days to fix the issue. If fixed, no eviction.
  2. If issue continues within 7 days OR after 2nd notice, hearing & possible eviction

  • Notice: N12
  • Issued by: Landlord
  • Reason: Landlord, purchaser, or immediate family wants to move in
  • Notice Period: 60 days (at end of term)

  1. Landlord must provide compensation (1 month rent or alternative unit).
  2. Tenant can dispute at hearing if they suspect bad faith.

  1. Compensation required
  2. Tenant has right to return after renovations.

HARASSMENT OR ILLEGAL ENTRY

  • Form: T6
  • Filed by: Tenant
  • Reason: Landlord failed to repair or maintain rental unit/building as required.  

  1. Tenant can ask for repairs/maintenance to be ordered, rent abatement or compensation 
  2. Board can fine landlord
